City, Orange EDC approve incentives for developments

Last month, the city of Orange Economic Development Corp. Board of Directors and the Orange City Council approved $200,000 EDC incentives for the ITEX Group and STS Industrial Inc. to support eligible infrastructure improvements for economic development.

“We are extremely excited to continue our partnership with the city of Orange and the EDC to bring further development to Orange with our FlexPark at Cypresswood project,” said Chris Akbari of the ITEX Group. “It will be a great addition to the community, bringing additional jobs to the city.”

According to the city, Cypresswood FlexPark, managed by the ITEX Group, will be a flex warehouse and business park offering adaptable units that combine office, warehouse and light commercial uses.

Located at State Highway 87 and State Highway 105, the project represents an estimated $9 million capital investment. Phase 1 includes construction of 13 buildings, and Phase 2 will add 12 more, for a total of 25 buildings upon completion.

The ITEX Group is a real estate developer and property manager active in the Orange area, managing properties such as Park Central, Willow Bend and Park Avenue Manor.

The city reported that STS Industrial Inc. plans to renovate the vacant McCoy’s building alongside Interstate 10 West.

The project includes an estimated $3 million investment in land, infrastructure and building upgrades and is expected to help develop the IH-10 corridor.

STS Industrial Inc. is a supplier of industrial fasteners, pipe, valves, fittings, gaskets and cutting tools, serving the construction, manufacturing, refinery and oil and gas industries.

“The city of Orange has been welcoming and business-friendly, and their support and responsiveness have made this a smooth process and a great partnership,” said project manager Blake Habetz.

The company anticipates opening in the spring or summer of 2026, according to the city.

The city also announced AutoZone will open soon at its new location at 3746 N. 16th St.

Construction is also underway on an expansion project at Childs Building Supply–Ace Hardware, 3704 N. 16th St. in Orange.  The addition will allow the store to offer a wider selection of products and improved services.
